What type of repairs do you do? Everything. Really, Everything. We take care of structural, plumbing, electric, HVAC, tile, roofing, wood rot, etc... Once call to us takes care of the whole inspection list!
How do you get paid? We usually get paid from the proceeds of the sale at the closing from the closing attorney. This way, the sellers don't have to pay any out of pocket pre-closing expenses.
Do you charge for estimates? Yes and no. If it is a sale with a contract and closing date in place where the seller/agent asks us for a proposal so an assessment of the cost can be used to negotiate the sale of a house sold as is (we have no chance of doing the repair work) then we do charge a nominal fee a written itemized proposal. We ask that you respect the honor system and let us know if you or your client is just shopping for a number to negotiate the sale of the house. For anyone who plans on using us for repairs, we will not charge for an estimate.
Do you do home inspections? No, this would be a conflict of interest. I have first hand knowledge of pest control companies that have in-house repair crews who have found deficiencies after the CL-100 inspection, and then written a proposal for thousands of dollars in repairs. The owners called me for a second opinion and we conlcuded that the pest control company must have been at the wrong house because there was no damage found in a crawl space, that the owner would never enter.
So how do I get Real Estate Repairs to do the inspection work before my next closing? Call us and we will promptly set an appointment to do a throrough evaluation and cost assessment of the inspection findings. We will then prepare an itemized proposal and upon acceptance, we will schedule the work. We can e-mail all paperwork so it can be forwarded to the closing attorney. Remember, we can take care of everything on the inspection list, CL-100, or repair addendum. There are a hundred things that can go wrong with a house. At Real Estate Repairs, we give you a hundred less things to worry about.
Are you licensed and insured? Yes we are. Most repair addendums, home inspections, and CL-100 letters reccomend repairs or further evaluations be performed by a licensed contractor. We hold Commercial Contractor's License G 113318 and Residential Homebuilder's License 10845. We have a two million dollar General Liability Policy with Lloyd's of London and each of our employees is convered under Workman's Compensation.
Do you use employees or subs? Except for major electric, plumbing, or roofing issues, we have all in house repair technicians that are screened and trained to take care of the many complex issues that come up on inspection reports
Aren't you just a remodeler that does repairs when things get slow like all other companies out there? No. We exist as a resource primarily dedicated to helping Real Estate Agents with the repairs needed on their listings prior to closing. We will do a few selected remodeling jobs per year usually for the people who move into the homes we have repaired. However, our focus and priority is to make sure the repairs are done correctly and on time so you will not have to worry.
Why haven't I heard about Real Estate Repairs? Don't you advertise? We have for the last ten years, worked for an exclusive group of Real Estate Agents. We would only take on new agents by referral. We did not advertise because we did not want to attract business from the general public. It would dilute the level of service that we provide to the realtors who have come to trust us.
Why are you advertising now? Two words, the economy. We are reaching out to select agents in an attempt to grow our client base. In the last ten years we have grown with only business cards and word of mouth. I was an marketing major in college and the lesson impacted me the most was, "Dont Advertise. Hire quality people, do awesome work and the work will find you." Due to the recent downturn in our economy, we opened our services to new agents in order to maintain our level of growth. Last year we increased our volume 21% and we are on track for another good year. We look to offer franchises in the very near future and we would like to show a stable growth rate despite the economic conditions.
Why don't you offer coupons? I learned a good trick at a seminar at a Builder's Conference in Orlando years ago. The seminar was on marketing repair work. The speaker was a proponent for sending out coupons via mass mailers. He said to offer a coupon for $100 off, for every $500 worth of work performed. The coupon had to be shown at the time of the estimate. We were told, when filling out the estimate, add $150 to the estimate and you will pocket $50 extra after redeeming the coupon. We refuse to play these games. We rely on service, dependibility and knowledge to set us apart, not a gimmicky coupon.
